These terms are the agreement between you and Kiwi Cleaning Services LLC when you use this website, request a quote, or have us clean a property. Requesting a quote or booking a cleaning means you accept them.

Accepting These Terms

By requesting a quote, booking a cleaning, creating an account, or otherwise using this site, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the site or book a service.

If you are booking on behalf of a company, a landlord or a property manager, you confirm you are authorized to do so and to bind that party to these terms.

Who We Are and Where We Work

Kiwi Cleaning Services LLC is a Texas limited liability company providing residential and commercial cleaning. We work in the cities listed on this site, and each city has its own pages describing the area its crews cover. Availability in a given city, or on a given date, is not guaranteed until we confirm it.

Quotes and Estimates

A quote is an offer, not a contract. Neither of us is bound until we confirm the booking in writing -- by email, in the customer portal, or by text message if you have opted in to text.

Every quote is built from the information you give us: the address, the service type, the size and condition of the property, and any photos or notes you attach. Give us an accurate picture and the quote will hold.

If what we find on arrival is materially different from what was described -- a larger property, a deep-clean-level condition booked as a maintenance clean, rooms that were not disclosed, construction dust, or a job that will simply take far longer than described -- we will tell you before we start, and either agree a revised price with you or reschedule. We do not quietly do extra work and bill you for it afterwards.

Quotes are valid for 30 days unless the quote itself says otherwise. Prices are in U.S. dollars and do not include applicable taxes unless stated.

Booking, Scheduling and Access

When we confirm a booking we give you a date and an arrival window rather than an exact minute, because traffic, weather and the job before yours all move. If we are going to fall outside the window, we will tell you.

You are responsible for giving our crew safe access at the agreed time: keys, codes, gate and parking access, working water and electricity, and a way in that does not require a locksmith. Tell us in advance about alarm systems, cameras, pets, and any room you would rather we did not enter.

Please secure pets that may be anxious around strangers or may slip outside. We like animals; we will not clean around one that is distressed or aggressive, and in that situation we may have to reschedule.

Please put away cash, jewelry, prescription medication, firearms and irreplaceable items before we arrive.

Cancellations, Rescheduling and Lockouts

Plans change and we would rather you tell us. Give us at least 24 hours notice to cancel or reschedule a visit and there is no charge.

If we arrive and cannot get in, or the property is not ready for us -- utilities off, unsafe conditions, or a previous occupant still moving out -- we may charge a lockout fee to cover the crew time and travel already spent. We will call you before charging anything and give you a reasonable chance to fix the problem.

We may cancel or reschedule for severe weather, illness or crew safety. If we cancel a visit you have already paid for and we cannot reschedule it, we refund it.

Recurring service continues at the agreed frequency until you tell us to stop. You can cancel recurring service at any time with 24 hours notice before the next visit. There is no long-term contract and no cancellation penalty.

The Kiwi Clean Guarantee

Not satisfied with your cleaning? We come back and re-clean for free within 24 hours.

To use it, tell us within 24 hours of the visit -- by phone, text, email or a message in the portal -- and say which areas were not right. The re-clean covers the same scope as the visit it corrects, at no charge.

The guarantee is a free re-clean rather than an automatic refund, and it applies to the work we agreed to do. It does not cover work that was never in scope, damage or wear that was already there when we arrived, or a mess made after we left.

What a Standard Cleaning Does Not Include

Some work needs equipment, licensing or insurance a cleaning crew does not carry. Our crews will not attempt:

  • biohazard, sewage, crime-scene or animal-waste remediation;
  • mold remediation, or work involving asbestos, lead or other hazardous materials;
  • pest control and infestation clean-up;
  • moving heavy furniture or appliances, or anything a two-person crew cannot lift safely;
  • climbing beyond a standard two-step stool, exterior window cleaning above the ground floor, roofs, gutters or chimneys;
  • cleaning in unsafe conditions, or where there is no working water or electricity;
  • carpet or upholstery steam extraction, pressure washing, and other specialty services, unless they were quoted separately.

If we find one of these on arrival we will tell you, clean what we safely can, and point you toward someone who does that work.

Prices, Deposits and Payment

The price for a booking is the price in the quote we confirmed, plus any change you agreed to before we started.

Payments are handled by a third-party payment processor. Card details are entered directly with them; we never receive or store your full card number. A deposit may be required to hold a booking -- the quote will say so -- and the balance is due on completion unless we have agreed otherwise in writing.

Invoices are due on receipt unless the invoice states different terms. If an invoice goes unpaid we may pause future service and recover the costs of collection that Texas law allows.

Refunds, where we agree one, go back to the original payment method. Tipping is never expected; if you tip a crew, the crew keeps it.

Your Account and the Customer Portal

You are responsible for keeping your password confidential and for what happens through your account. Tell us immediately if you think someone else has access to it.

Give us accurate information and keep it current. A wrong address or an old phone number is the most common reason a visit gets missed.

We may suspend or close an account being used to abuse our staff, to defraud us, or in breach of these terms.

Photos and Video You Upload

When you upload photos or video with a quote request, you confirm you have the right to share them, and you give us permission to use them to price, plan and complete the work and to resolve any dispute about it.

That permission is for doing your job, not for marketing. We will not publish images of your property or use them in advertising without your separate written permission.

Email and Text Messages

Giving us your email address means we may email you about a quote, a booking, an invoice or your account. Those are service messages rather than marketing, and they continue while you have active work with us -- though you can always ask us to use the phone instead.

Text messages are optional and require your express written consent. What we send, how often, how to stop, and how we treat your consent record are set out in the SMS section of our Privacy Policy. Reply STOP to any message to end them. Message and data rates may apply.

Acceptable Use of This Site

Use the site for what it is for. Do not:

  • submit false or automated quote requests, or someone else's personal information without their permission;
  • try to reach accounts, data or systems that are not yours;
  • scrape, copy or republish our content at scale;
  • interfere with how the site runs, or upload malicious files;
  • abuse, threaten or harass our staff.

We may refuse or end service to anyone doing these things.

Damage, Loss and Claims

Our crews are careful and things still occasionally break. If we damage something, tell us within 48 hours of the visit and send a photo, so we can look into it while the facts are fresh.

We will repair, replace or reimburse the reasonable value of an item we damaged. We are not responsible for damage arising from pre-existing wear, defective or improperly installed fixtures, surfaces that were already failing, or items you asked us to clean against our advice.

Report a missing item to us and, where appropriate, to the police. We cooperate fully with any investigation.

Disclaimers

The website and its content are provided "as is". We do not promise the site will be uninterrupted or error-free, and we do not warrant that everything on it -- including service descriptions and coverage areas -- is complete and current at every moment.

Cleaning services are provided with reasonable skill and care. Except as stated in these terms and in the Kiwi Clean Guarantee, and except for warranties that cannot be excluded under Texas law, we disclaim all other warranties, express or implied, including the implied warranties of merchantability and fitness for a particular purpose.

Limitation of Liability

To the fullest extent permitted by Texas law:

  • we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost data or loss of use, even if we were told they were possible;
  • our total liability for any claim connected with a cleaning is limited to the amount you paid us for the visit the claim relates to;
  • our total liability for any claim connected with the website, where no service was purchased, is limited to one hundred U.S. dollars.

Nothing in these terms limits liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.

Indemnification

You agree to indemnify Kiwi Cleaning Services LLC and its owners, staff and contractors against claims, losses and reasonable legal costs arising from your breach of these terms, from your misuse of the site, or from a condition at the property that you knew about and did not disclose.

Our Content

The Kiwi Cleaning name, logo, mascot, site design, photographs and written content are ours or licensed to us. You may read, print and share pages for your own use. You may not republish them commercially or use our brand without written permission.

Changes to the Service and to These Terms

We may change these terms. The date at the top shows the last change. Changes apply to bookings made after they are posted; the version in force when you booked governs that booking. If a change is significant we will tell you before your next visit.

We may also change, suspend or discontinue parts of the site or the service, and we may add cities or stop serving one.

Governing Law and Where Disputes Are Heard

These terms, and any dispute arising out of them or out of a cleaning, are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules.

You and we agree that the state and federal courts located in Cameron County, Texas have exclusive jurisdiction, and we each consent to venue there -- except that either of us may bring a qualifying claim in small-claims court.

Before filing anything, please contact us. Most problems are one phone call, and we would rather re-clean a house than argue about one.

Severability, Assignment and the Whole Agreement

If any part of these terms is held unenforceable, the rest stays in force. Not enforcing a term on one occasion does not waive it. You may not assign these terms; we may assign them to a successor if the business is sold. These terms and our Privacy Policy are the entire agreement between us about the service, and they replace any earlier understanding.
