Port St. Lucie is growing faster than almost anywhere in the country, and that single fact shapes what cleaning looks like here. The city went from 204,851 residents at the 2020 Census to 268,062 by the Census Bureau's 2025 estimate, adding 9,131 people in the single year to July 2025 -- the ninth-largest numeric increase of any city in the United States. It is now the sixth-most-populous city in Florida, and the metro around it ranked seventh in the nation for percentage growth. What that means in practice is thousands of households a year moving into houses nobody has ever cleaned, which is why move-in cleaning is a first-class service here rather than a footnote.

It also means this is not an old town, and pretending otherwise would be silly. There is no historic downtown in Port St. Lucie because the city was drawn on paper: General Development Corporation bought 40,000 acres and started building in 1961, and the city incorporated that April with 250 homes already up. The result is about 120 square miles of low-rise, almost entirely single-family housing on a canal-and-swale street grid, sitting 23 feet above sea level. Tradition sits west of the I-95 interchange at Gatlin Boulevard, laid out around Tradition Square as a deliberate echo of a 1950s town; St. Lucie West, Southern Grove and Riverland are the other names you will hear on the newer end of the city. Whether you write it Port St. Lucie or Port Saint Lucie, it is a city of driveways, screened lanais and tile floors, and the drive between two jobs is a real number rather than a rounding error.

The climate does specific things to a house here, and a checklist written for a dry climate misses most of them. This is humid subtropical sliding toward true tropical: summer highs in the low 90s, winter highs in the 70s, about 53.5 inches of rain a year and thunderstorms most summer afternoons. Screened pool cages and lanais catch pollen and hold moisture, so they mildew rather than just get dusty. Salt film and fine sand coat everything on the barrier island side. August humidity will make a rushed turnover smell damp no matter how clean the surfaces are. And mold and pest pressure never really take a season off. The region also knows what a bad storm does to a house -- Port St. Lucie took three direct hurricane hits in two years, Frances and Jeanne in 2004 and Wilma in 2005 -- so storm-shutter cleaning and post-storm resets are part of the normal year, not an exotic request.

The customer here is older than in most markets we serve, and we write for that rather than for a household of small children. GL Homes' Riverland is a 4,000-acre 55-plus community inside the city, built around the Paseo pathway with tunnels under the major roads so residents can move by foot, bike or golf cart, and with one of the largest private pickleball complexes in Florida. Out on the coast the median ages run higher still: 70.7 on Hutchinson Island South, 56.9 in Hobe Sound, 55.2 in Jensen Beach, and above 55 across Indian River County around Vero Beach, where more than a third of residents are 65 or older. A lot of our conversations here are with somebody who has decided they are done doing floors themselves, with a household that closes the house in spring and opens it in the fall, or with an adult child arranging service for a parent from another state. All three are normal, and none of them need explaining twice.

The Treasure Coast is bigger than the anchor city, and the towns around it are genuinely different places rather than variations on a theme. Fort Pierce is the St. Lucie County seat and the historic, water-facing counterweight to Port St. Lucie's subdivisions -- incorporated in 1901, with a real downtown, a working marina and the inlet. Stuart is the Martin County seat, a chartered city since 1925 with an 1880s-to-1940s downtown and the title Sailfish Capital of the World; Brightline announced a Stuart station in 2024 with service expected by 2028. Vero Beach is the Indian River County seat, about 25 driving miles north, the Hibiscus City, and the largest single pocket of demand outside the anchor. Palm City is the largest community in Martin County and the most gated -- Harbour Ridge, Orchid Bay and Martin Downs Country Club. Jensen Beach owns the Martin County side of Hutchinson Island and was the Pineapple Capital of the World before freezes and fires ended that by 1920. Hobe Sound is the southern edge of our map, running down the coast to Jonathan Dickinson State Park.

Commercial work here is real without being the main event. Five hospitals sit across the three counties -- Cleveland Clinic Tradition Hospital and HCA Florida St. Lucie Hospital in Port St. Lucie, HCA Florida Lawnwood Hospital in Fort Pierce, Cleveland Clinic Martin Health in Stuart and Cleveland Clinic Indian River Hospital in Vero Beach -- alongside St. Lucie Public Schools, a Walmart Distribution Center, Indian River State College, boat builders including Pursuit Boats and Maverick Boat Group, and FAU Harbor Branch Oceanographic Institute. We take offices, professional suites, medical waiting areas, retail floors and light industrial space on nightly, weekly or after-hours schedules, and we quote them after walking the building rather than over the phone.

Short-term rental turnover is a genuine part of the work, and it lives on the water rather than in the middle of the anchor city. AirDNA counts roughly 1,367 active listings in Port St. Lucie itself, about 1,003 around Vero Beach and about 643 around Stuart, with occupancy in the high fifties to low sixties across all three. The concentrations that matter are Hutchinson Island and Sailfish Point, the Stuart riverfront, Nettles Island on the Jensen Beach side and the Vero Beach oceanfront.
