Gulfport is about 72,900 people at the center of a coast that runs roughly forty miles on US-90, from Waveland in the west to Ocean Springs in the east. The urban area around it counts about 236,300, and the wider metro across Hancock, Harrison, Jackson and Stone counties came to 416,259 in the 2020 census. The city itself was incorporated in 1898, absorbed the older villages of Mississippi City and Handsboro in 1965, and annexed thirty-three square miles to the north in 1993. Its landmarks are working ones: the Port of Gulfport, the Naval Construction Battalion Center where the Seabees are based, Memorial Hospital, the Mississippi Aquarium downtown, and six miles of white-sand beach along the highway.

The thing that surprises people about cleaning on this coast is that it has no real off-season. The casinos run twenty-four hours a day, twelve months a year -- Biloxi's properties won just over 1.1 billion dollars in 2025 -- and Harrison County carries 21,646 accommodation-and-food-service jobs, roughly one in three private jobs in the county. That is why short-term rental occupancy here holds up through January in a way it does not on most Gulf beaches, and it is why the second half of our scheduling conversation is almost always about shifts. Casino floors, a Navy construction battalion center, a technical-training air base and a shipyard economy do not run nine to five, so evening and weekend slots are ordinary bookings for us rather than a favor.

The climate is a cleaning argument here, not decoration. Gulfport gets about 63 inches of rain a year, July is the wettest month at roughly 5.7 inches, summer highs sit in the high 80s, and the all-time record is 107 degrees in August 2023. Humidity plus salt air is why bathroom ventilation, grout and window film keep coming back as problems on anything near the water, and why "we cleaned it last month" does not hold on a Gulf-front condo. Sand gets tracked in and settles into tracks, thresholds and carpet edges. Our checklist gives those surfaces their own lines because a clean that skips them stops looking clean within a week.

And then there are the storms. Camille in 1969 and Katrina in 2005 are the two events locals date things by, and their fingerprints are still on the housing stock: Pass Christian took a 27.8-foot surge, the highest ever recorded in the United States, and Long Beach lost nearly everything within 1,600 feet of the shoreline. What was rebuilt afterward is younger and tighter than what stood before, which genuinely changes what a deep clean involves. Post-storm cleanup and pre-season readiness are recurring, non-hypothetical work here.

Four completely different kinds of housing sit inside those forty miles, and one voice does not serve all of them. Gulfport's Bayou View and Handsboro are established twentieth-century neighborhoods on the bayous. Biloxi's Point Cadet is the old seafood and immigrant peninsula, Croatian and Cajun and then Vietnamese fishing families. Bay St. Louis and Pass Christian are historic beach towns of raised cottages and Scenic Drive mansions rebuilt after Katrina. Diamondhead is a 1960s planned resort community of golf-course homes where the median age is 51 and three in ten residents are 65 or older. Each of those wants a different conversation before anybody picks up a mop.

The rental layer is bigger than it looks from outside. Counting the coastal markets we serve, roughly 3,600 short-term rentals turn over between Waveland and Ocean Springs: about 1,171 in Gulfport, 872 in Biloxi, 687 in Bay St. Louis, 512 in Ocean Springs and 331 in Pass Christian. The money is west and east of the anchor rather than in it: Pass Christian and Bay St. Louis carry the highest average nightly rates on this coast, and Ocean Springs grew rental revenue 17 percent year over year. Two-bedroom condo and beach-house turns are the fastest repeatable product in cleaning, and this coast is full of them.

Move-out work deserves its own sentence, because the churn here is structural rather than seasonal. Keesler Air Force Base runs technical training with roughly 3,100 students on base at any given time, the Naval Construction Battalion Center employs 4,876, and Ingalls Shipbuilding at the eastern end of the coast employs 11,500 as Mississippi's largest private employer. Orders and rotations move households on a schedule nobody negotiates, and the walkthrough at the end of it is judged by somebody else.
