Fresno is California's fifth-largest city, about 546,000 people at the center of a metro of roughly 1.16 million, about 220 miles north of Los Angeles and 170 miles south of Sacramento. It is also one of the dustiest places in the country to keep a house clean, and that is not an opinion. The Fresno-Hanford-Corcoran metro ranked fourth worst in the United States for year-round particle pollution and fifth worst for ozone in the American Lung Association's 2025 State of the Air report -- while, in the same report, posting its best-ever numbers in all three categories. The trend is going the right way. The ranking is still what it is.

More about Fresno

What that means in a house is simple and unglamorous. Fine valley dust lands on every horizontal surface, works into carpet and upholstery, and packs into window tracks and door thresholds. Roughly 11 inches of rain a year means it never really gets washed out of the air. Thirty-eight days a year over 100 degrees and 113 days over 90 keep windows shut and air handlers running, which moves that dust around the house instead of out of it. Then almond shaking runs August through October and the whole valley gets another coat. Winter flips the problem: tule fog settles in, everything goes damp, and the grout and window tracks that were dusty in September are the ones that need scrubbing in January. Cleaning does not change the air outside. It decides how much of what settles indoors stays there.

The other thing about Fresno is that "a house here" means two completely different jobs. The historic districts -- Tower District, Huntington Boulevard, the Van Ness Extension, Fresno High -- are bungalows and craftsman homes with plaster, original wood floors, transom windows, and radiators and vents that collect a century of dust. North Fresno and the CA-41 corridor are the opposite: Copper River Ranch, Quail Lakes, Harlan Ranch, Loma Vista, Riverstone and Tesoro Viejo, built from the 2000s on, with high ceilings, big glass, open plans and tile everywhere. A crew that only knows one of those is going to do a mediocre job on the other. We plan the visit around which one you have.

We run all five services here. House cleaning is the core -- weekly, biweekly, monthly, or a one-time clean before people come over. Deep cleaning gets more weight in this market than it does in most: in a valley that dusty, the reset clean is the one that actually changes how the house feels, and it is what most new customers should start with. Commercial cleaning is a real second business here, in a metro whose biggest employers are Fresno Unified, Community Medical Centers, the County of Fresno and Amazon, alongside Fresno State, Saint Agnes Medical Center, Kaiser Permanente Fresno, Foster Farms and Cargill -- offices, medical waiting areas, retail and light industrial, usually after hours, on a written janitorial scope. Move-in and move-out cleaning covers apartment and rental turnover, including the college rental market around Reedley College and the campuses in town. Short-term rental turnovers we do as well, though we will be straight with you: Fresno is a small STR market, not a Tahoe or a Sedona, and we treat it accordingly.

Beyond the city we cover eight surrounding towns. Clovis is contiguous with Fresno on the northeast side and is the second-largest city in the metro. Madera is 24 miles north on CA-99, about half an hour, in the third-fastest-growing county in California. Sanger and Reedley sit east on CA-180 toward Kings Canyon. Selma, CA, Kingsburg and Fowler run down the CA-99 corridor southeast, and Kerman is 15 miles west on CA-180 -- the only west-side town on a clean single route. We also take work in the smaller communities in between, including Parlier, Del Rey, Caruthers and Biola.

About half of Fresno is Hispanic, and in Selma, CA, Sanger, Madera, Reedley and Kerman it is closer to four in five. Every page on this site exists in Spanish, quote requests come in in either language, and scheduling happens in whichever one you prefer. That is not a translation layer bolted on at the end -- it is how this market gets served properly.

Kiwi Cleaning is new to the Central Valley and we would rather say so than imply a history here we have not earned. What we bring on day one is a written 42-point checklist so the fourth visit looks like the first, eco-friendly products that are safe around kids and pets, supplies and equipment carried in by us, and a free reclean within 24 hours if something is not right. Send us the address and what you need done, and we will confirm availability in your area and come back to you within one business day.
