This is a renter's city with a university calendar, and that is why move-in and move-out cleaning sits second on our list rather than at the bottom of it. About 52 percent of Eugene's occupied homes are rented. Nearly 29 percent of its housing units are in buildings of five or more units. More than one in seven residents is enrolled in college or graduate school, and the University of Oregon counted 24,448 students in fall 2025. Search interest in house cleaning here runs highest in September, and late August into October is the season for move-out work. If you have a lease-end date in that window, send it the day you have it. We will clean against the list a landlord walks; we will not pretend to decide how the walkthrough goes.

One metro holds three quite different housing stocks. Around downtown and the university, a lot of the housing is apartments and older rentals. Santa Clara and River Road on the northwest side are mid-century ranch country: in the Santa Clara census area about 93 percent of homes are detached houses and roughly 85 percent were built between 1950 and 1979. Across I-5, Springfield is postwar housing as well -- about 44 percent of its homes were built between 1950 and 1979 -- and roughly one home in thirteen there is a manufactured home. A studio near campus, a three-bedroom ranch off River Road and a shared house with five tenants are not the same job, and we quote each one as what it is.

The seasons here are not dramatic, but they are specific. Eugene sits downwind of the Willamette Valley's grass-seed farms and records grass-pollen counts among the highest in the country, with the season running into early July. That is a sills-screens-vents-and-entry-floors problem, and anything near an open window carries it. The wet months are the other half of the year: mud, moss and grit walked in from wet yards and sidewalks, mats that never quite dry, and bathrooms that stay damp. The university and the hospitals are the big employers in this metro, and two of the hospitals -- PeaceHealth Sacred Heart Medical Center at RiverBend and McKenzie-Willamette Medical Center -- are in Springfield. Hospital shifts and academic schedules do not keep office hours, so "we will come while you are at work" is the wrong sentence for a lot of households here. The event calendar shapes the rental side of the market. Autzen Stadium seats 54,000 on football Saturdays, Hayward Field hosts the Prefontaine Classic, and move-in and graduation weekends bring families into town on their own schedule. For anyone hosting a short-term rental, the turnover calendar follows those dates rather than a vacation season. To be clear, we have no connection to the university or to any of those events. They are simply the calendar this city runs on.

The rest of the market is a set of real places, not a ring of suburbs. Springfield, OR is a city of its own -- about 61,900 people at the 2020 census, its own downtown, two hospitals and the McKenzie River on its northern edge. About one resident in seven there is Hispanic or Latino, and every quote, schedule and follow-up works in Spanish. Coburg, just north of Eugene, is a National Historic District of antique shops under the Coburg Hills. Junction City, northwest of Eugene, has the newest houses in the market and hosts the Scandinavian Festival every August. Creswell, a short way south on I-5, calls itself The Friendly City, and three in four of its homes are owner-occupied. Cottage Grove, further south at exit 174, is home to the Chambers Railroad Covered Bridge, the only covered railroad bridge west of the Mississippi, and to the oldest housing of the five. Veneta, Pleasant Hill and the coast are not on our schedule yet, and we would rather say so than draw a map we cannot drive.
