Flagstaff is a mountain town that happens to be a small city. Roughly 76,800 people live here at 6,821 feet, under the San Francisco Peaks and Humphreys Peak, with Interstate 40, Interstate 17 and Historic Route 66 all meeting inside the city limits. It is the seat of Coconino County, which at 18,661 square miles is the second-largest county in the United States outside Alaska. And it gets about 90 inches of snow in an average year, which is the single fact that explains most of what house cleaning looks like here.

Snow is the local cleaning problem. From November into April, salt, cinders, snowmelt and boot grit come through the front door on every pair of feet, and entries, mudrooms and the first stretch of hard floor take almost all of it. Wood stoves and fireplaces add ash to the same months. Then the spring thaw runs the whole thing again as mud. The rest of the year is dry and bright at altitude, with January running about 43 degrees by day and 18 by night, July around 82 and 51, and a monsoon that arrives in late summer and drives dust and wet in through open doors. About 20 inches of precipitation a year sounds mild until you understand how much of it arrives as snow and how long it stays on the ground. A checklist written for a humid, sea-level city misses half of what a house at 6,800 feet actually needs, so ours gives entries, hard floors, sills, tracks and hearth surfaces their own lines.

The second engine in this town is turnover. Around 2,725 short-term rentals operate across the Flagstaff market at roughly 54 percent occupancy, and the City of Flagstaff counts roughly 1,100 of them inside its own limits. Most of those turns are same-day: one guest out in the morning, the next in that afternoon, frequently with snow on the walk in between. Flagstaff hosts are not running white-glove estates -- they are ordinary owners running a lot of units, and what they need is a cleaner who shows up on a bad-weather Saturday and finishes inside the window. That is the whole product. Every turnover we do ends with photos of each room sent to the owner or the manager.

The university sets a calendar nobody else in town can ignore. Northern Arizona University employs about 2,571 people and enrolls close to 20,000 students on its Flagstaff campus, with only around 10,500 on-campus beds. That leaves something like 9,000 students living off campus in University Heights, Railroad Springs, Ponderosa Trails and the apartment belt, all turning over in August and May, in a rental market with about 5.4 percent vacancy. Move-out cleaning is not a footnote in this market. It is a hard-dated, twice-a-year event, and a deposit is worth fighting for.

Commercial work here is real rather than aspirational, because the institutional base is large. Flagstaff Medical Center employs about 2,200 people and runs the only Level I trauma center in northern Arizona. W.L. Gore and Associates employs roughly 1,950 locally. Flagstaff Unified School District, Coconino County, the City of Flagstaff, Coconino Community College, the hotels along Route 66 and the property managers who look after rentals across the city all sit on the same few square miles. We take offices, professional and medical suites, clinics, retail floors and common areas on early-morning, evening or weekend schedules, and we quote them after walking the building rather than over the phone.

Outside the city, the map runs along three roads, and the communities on them are genuinely different from each other. West on I-40 sits Bellemont at 11 miles, at 7,166 feet, with Camp Navajo and the Nestle Purina PetCare plant, then Parks, then Williams about 35 miles out -- the Grand Canyon Railway town, the last stop on Route 66 that the interstate bypassed, and the market's second-largest rental cluster with 836 active listings in a town of 3,200 people. South on I-17 sit Kachina Village and Mountainaire, dense rural subdivisions in the pines, and then Munds Park at about 15 miles, where 313 rentals serve a community of about 1,100 -- A-frame cabins, a golf course and a lake at an interstate exit. Northeast on US 89, on the road to Sunset Crater and Wupatki, are Doney Park and Timberline-Fernwood: acre-plus lots, long driveways and Peaks views. We serve all of it, and we treat those three runs as routes rather than as exceptions.
