The climate writes half the checklist. This is humid subtropical: long near-tropical summers, short mild winters, and roughly 48 inches of rain a year with about half of it falling between June and September. That means afternoon storms, standing humidity, mildew on the north side of everything, and mud tracked in for a third of the year. Then March and April arrive and the live oaks, pines and cedars let go at once -- pollen counts here run past 1,500 grains per cubic meter, and the yellow film on porches, cars and windowsills is a spring fact of life. Mold spores climb again in late summer and fall, and hurricane season runs June through November.
Housing stock changes by corridor and so does the work. Eighteenth and nineteenth-century houses in the Landmark and Victorian districts. Ardsley Park and Chatham Crescent from 1909 and 1910. Post-war Southside subdivisions like Windsor Forest. Island homes built mostly between 1970 and 1999 out on Wilmington, where marsh mud, dock traffic and humidity are the standing problems. Brand-new construction in Pooler, Richmond Hill and Rincon, where builder dust and unsealed grout are what actually need attention. Beach cottages and raised houses on Tybee. One checklist, seven or eight genuinely different jobs.
Savannah also runs on visitors -- 12.9 million of them in 2024 and again in 2025, 7.2 million of whom stayed overnight -- and a lot of those people sleep in somebody's house rather than a hotel. Downtown, non-owner-occupied short-term rental supply is capped at 20 percent per ward and every ward in the Downtown and Victorian historic districts has hit that ceiling, so the host base there is fixed and established rather than churning. Out on Tybee it is the opposite kind of pressure: about half the island's housing units sat vacant at the last census because they are rentals, and Saturdays in season are back-to-back checkouts. The commercial side is smaller but real. Savannah is a port city -- the Garden City Terminal is the largest single-terminal container facility in North America -- with Gulfstream Aerospace at the airport, hospitals, a working downtown, and hotel and hospitality space in every direction. Office cleaning, contracted janitorial service, and light industrial and warehouse work all run off the same commercial page.
Move-out cleaning gets more weight here than it does in most metros, for two unrelated reasons that happen to overlap. Fort Stewart and Hunter Army Airfield cycle families in and out on PCS orders year-round, and those move-outs are graded against a housing inspection. And the college calendar moves thousands of students in and out every spring and every fall. Both jobs are the same job: clean to somebody else's written list, not to a general impression of tidy.
