Branson rents condos, not cabins, and almost every cleaning company that shows up here writes copy for the wrong building. More than three thousand short-term rentals operate in this market, and close to two-thirds of them are apartments or condominiums -- only about one in six is a detached house. Two bedrooms is the most common unit by a wide margin, and better than a third of them sleep eight or more, which is the whole story in one sentence: an eight-person party in a two-bedroom footprint, with a bunk loft and a sleeper sofa doing the extra work. That means elevators and exterior stairwells instead of a driveway, a front desk or a lockbox instead of a key under a rock, stacked laundry with a real turnaround limit, and a neighbor two feet through the wall. The calendar is the other thing outsiders get wrong. This is not a summer-lake town with a quiet winter. Branson peaks in June, in December and in August -- a summer high season and a full second Christmas season -- and then falls off a cliff in January and February, when the big theme park on the Indian Point peninsula closes for most of two months and occupancy drops to its lowest point of the year. Stays are short and show-driven: guests book around curtain times, checkout and check-in windows are tight, and same-day back-to-back turns inside one building are ordinary rather than exceptional. Across a full year this town takes about ten million visits, in a city of roughly 12,600 people.
There is also a Branson that is not a rental. Taney and Stone counties hold something like 87,000 residents between them, and they do not all work weekends. Hollister, immediately south across Lake Taneycomo, is the market's year-round residential pole and the youngest place in it. Kimberling City is the opposite end of that: a Table Rock Lake town where nearly four in ten residents are 65 or older, and where the job is a standing appointment rather than a turnover. Forsyth is the Taney County seat, with the courthouse, the county offices, the school district and the library. And the commercial side is real -- a 165-bed hospital on Branson Landing Boulevard, a tuition-free college at Point Lookout, more than fifty theaters, outlets, and the retail strung along the strip. We ship all five services in every market, but here commercial cleaning sits third rather than last, because there is genuinely something to clean.
The Ozarks themselves set the work. Branson sits at 965 feet in humid subtropical uplands that take better than four feet of rain a year plus around eight inches of snow, with July highs near 88 and January lows in the twenties. On limestone hillsides that rain becomes mud, and mud becomes a problem the moment it reaches a carpeted interior hallway or a shared stairwell. Add spring pollen, wet shoes tracking in off a resort pool deck, and grass carried in on eight pairs of feet, and the surfaces that go first in a Branson unit are entries, stair treads, hallway carpet and balcony thresholds. Those are line items on our checklist rather than an upgrade, because a unit that photographs clean and feels gritty underfoot still gets the review.
Geographically this market is a lake with a highway through it, and it crosses two counties. Hollister adjoins Branson to the south across Lake Taneycomo. West out MO-76, past the theme park, the Indian Point peninsula holds the densest cluster of resort condos, marinas and campgrounds anywhere on Table Rock Lake -- one road in, one road out. Keep going and MO-76 meets MO-13 at Branson West, the commercial crossroads for the west-lake corridor and its grocery, services and general-aviation airport. MO-13 then crosses Table Rock Lake on the Kimberling City bridge into the retiree and second-home side of the market. East of town, US-160 runs out to Forsyth on Lake Taneycomo. All of it is one service area for us.
