Myrtle Beach is two markets stacked on top of each other, and a cleaning company here has to be good at both. There is the beach: high-rise condos along Ocean Boulevard, multi-story beach houses behind the dune line, and close to 30,000 homes across the Grand Strand that the Census counts as seasonal, recreational or occasional-use rather than as anyone's year-round address. And there is the metro behind it -- one of the fastest-growing metro areas in the country, up roughly 65,000 residents in four years to nearly half a million people, most of them living inland across the Intracoastal Waterway in Carolina Forest, Socastee and Conway.

House cleaning is the everyday half of that. Weekly, biweekly, monthly or one-time visits for families in the inland subdivisions, for the retirees who make up better than a quarter of this county, and for the condo owners who want the place turned around before they drive down. Some people call it maid service; it is the same job. Every visit runs off the same written 42-point checklist, so the fourth clean looks like the first, and if something is not right we come back and reclean it free within 24 hours.

The other half is turnover cleaning, and it runs on a clock nobody here has to explain. Peak-season beach houses still rent Saturday to Saturday: guests leave Saturday morning, the entire coast turns over in one day, and new guests are pulling in that afternoon. Condos are looser and go year-round, off-season minimums drop to a few nights, and winter fills with monthly snowbird stays. A turn is a deadline rather than a task list -- beds stripped and remade, bathrooms and kitchen reset, sand out of the entryway and the stairwell, consumables restocked, photos of every room sent to you before the next guest arrives.

The coast writes half of any honest checklist here. Salt air leaves a film on glass, screens and fixtures. Blown sand ends up in entryways, stair treads, carpet fibers and tile grout. Humidity and mild winters mean mildew takes hold in shower grout, window tracks and closed-up closets faster than it would anywhere inland, and a property that sits empty for most of the year -- which most rentals here do -- needs that dealt with rather than wiped over. Hurricane season runs June through November and this coast remembers its storms by name.

Commercial cleaning here runs on visitors. Roughly 425 hotels, more than 1,900 restaurants and over 17 million visitors a year make accommodation and food service the largest employment sector on the Strand, and behind it sits a full working economy: Grand Strand Medical Center, Conway Medical Center, Tidelands Waccamaw, Coastal Carolina University and its 12,006 students, the county school district, and the airport. Offices, medical suites, retail, and light industrial space all get the same written scope and the same after-hours scheduling.
