Clarksville is Tennessee's fifth largest city, and it runs on a calendar most towns do not have. Fort Campbell sits on the state line just north of the city with more than 30,000 active-duty Soldiers assigned to it, roughly 51,000 family members, another 6,400 civilian employees and 2,100 contractors -- and about two-thirds of assigned Soldiers and their families live off post, in civilian houses and apartments in Montgomery County, Tennessee or Christian County, Kentucky. That is tens of thousands of households on a lease, on orders, with a date attached.
Which is why move-in and move-out cleaning is the second thing on our list here rather than a footnote at the bottom of it. Clarksville is 43 percent renter-occupied, and Christian County across the line is 53 percent -- the most renter-heavy county in Kentucky. Rent has climbed by more than a quarter in four years. Between the PCS cycle, the rental share and a semester calendar at Austin Peay, a move-out clean in this market is not a niche request. It is a recurring event, and summer is when it stacks up. If your turn-in or walkthrough date falls between May and September, get on the calendar as early as you have the date.
The geography is genuinely bi-state and we treat it that way. Fort Campbell straddles the Kentucky-Tennessee line -- nearly two-thirds of its roughly 105,000 acres are in Tennessee while its post office and mailing identity are Kentucky's. People live in Oak Grove and work in Clarksville, or the reverse, and cross the line twice a day without thinking about it. Both sides are on Central time. A cleaning company that treats Kentucky as "also served" has the map wrong.
Montgomery County grew 27.7 percent between the last two censuses and is now the youngest county in Tennessee, with a median age of 32.8. You can see it from the road: new subdivisions still shedding construction dust, and households where both adults work. The city is really four or five different housing stocks wearing one name. Downtown and Hilldale are older and walkable, around Madison Street, Golf Club Lane and Paradise Hill. North Clarksville above Tiny Town Road is 1990s and 2000s subdivisions. St. Bethlehem and Rossview out toward Exit 4 and Exit 8 are the newest and the most expensive. New Providence south of Providence Boulevard is smaller houses, apartments and trailer parks. Sango, in the southeast, is the local shorthand for the quieter suburban end. Those are not the same cleaning job, and we do not pretend they are.
The weather here is worth planning around rather than dramatizing. Clarksville gets about 53 inches of rain in a year with May the wettest month, summer highs in the mid-90s with the humidity that goes with them, and a real winter -- roughly seven inches of snow across a season that averages 37 degrees in January. Humid summers are a bathroom, grout and baseboard problem. Winter is a salt-and-mud-in-the-entryway problem. The plants keep their own hours, and that changes how we schedule. Hankook's tire plant, LG's washer and dryer plant, Trane's heating and air works, Jostens' printing operation and an Amazon fulfillment center all run on shifts, alongside the county school system, Tennova Healthcare and Austin Peay. "We will come while you are at the office" is the wrong sentence in half of Clarksville. Evening and Saturday availability is the right one, and recurring plans here get built around the schedule you actually work.
The rest of the market is its own set of places rather than a ring of suburbs. Hopkinsville is a real city about twenty-six miles north with its own county seat, its own industrial base and a 1928 theatre downtown. Oak Grove is the gate city, young and growing fast. Springfield, about twenty-five miles east in Robertson County, has roughly double Clarksville's Hispanic share and is the strongest Spanish-language surface anywhere in this market. Pleasant View is the fastest-growing incorporated town in our radius, on the I-24 corridor toward Nashville. Woodlawn sits about twelve miles west on US-79. Each of them gets a page written for the place, not a template with the name swapped.
