Add Livingston Parish to the east (142,282 residents, and for years the fastest-growing parish in Louisiana) and Ascension Parish to the southeast (126,500), and the plain truth is that a Baton Rouge mailing address belongs to an awful lot of people who do not think of themselves as living in Baton Rouge. That is not trivia. It is the difference between a cleaner who turns up and one who turns up in the right place.

The climate is the other thing that decides what a clean actually consists of here. Baton Rouge is humid subtropical: January averages about 52 degrees, July about 83, and the city takes 61.94 inches of rain in a year -- roughly half again what most of the country gets. What that does to a house is specific and it is not dust. It is mildew that gets into bathroom grout, window tracks and the backs of closets. It is condensation and grey film around HVAC registers. August 2016 is the other thing worth understanding about the housing here, and it deserves to be said plainly rather than used as color. A stalled storm system dumped historic rain across the region. A Livingston Parish official estimated that 75 percent of the homes in that parish were a total loss; Central was among the hardest-hit parts of East Baton Rouge Parish, affecting roughly 25,000 residents; Denham Springs was among the worst-hit places in the country that year. Ten years on, a very large share of the housing across Denham Springs, Walker, Watson, Central and Greenwell Springs is post-2016 rebuild -- new drywall, new floors, new HVAC -- owned by people who have already had strangers in their house doing hard work on a bad week. They tend to be watchful about anything that smells damp, and they are right to be. We would rather know that going in.

The building stock across this market is genuinely varied, and it changes the job more than square footage does. Pre-war shotgun, Craftsman and Victorian houses in Spanish Town and Beauregard Town, where trim and corners do the work. Nineteen-twenties to forties bungalows through the Garden District, Capital Heights, Ogden Park and Bernard Terrace. Long mid-century ranch houses in Goodwood, Broadmoor, Sherwood Forest and Tara. Nineteen-seventies-to-two-thousands subdivisions across the St. George side of the parish. Dense student rentals and apartment blocks around LSU and Southern University. Large-lot, semi-rural properties through Central, Greenwell Springs, Zachary and Watson. And new master-planned subdivisions in Prairieville, Dutchtown and north of Denham Springs.
