Fredericksburg runs on the weekend. Roughly 2,200 short-term rentals turn over in and around a city of about 10,900 residents, and more than nine in ten of them are whole houses rather than spare rooms. Occupancy sits near a third of the calendar, which undersells what the calendar actually looks like: full Friday to Sunday, quiet on Tuesday, with guests booking about six weeks ahead and the turnovers stacking up at the end of every weekend. Limestone country writes the rest of the checklist. Fredericksburg sits at 1,723 feet in a humid subtropical climate of hot summers and mild winters, and the water that comes out of the tap here is hard. It is the everyday cleaning problem in this market the way humidity is on the coast. It films shower doors, fixtures and window glass fast enough that a house cleaned last week can look neglected to a guest arriving tonight, and cedar and oak pollen in season plus dust off the ranch roads finish the job. A lot of these houses belong to somebody who is not standing in them. Boerne is 39 miles south, roughly 45 minutes by way of US 87 through Comfort and then I-10, and it has grown about 35 percent since the 2020 census. Between them they hold something like 42,000 year-round residents, which is where ordinary weekly and biweekly house cleaning actually lives in this market. Kerrville and Boerne are second anchors here, not names at the end of a service-area list.

East of town, US 290 does the same job in the other direction. Stonewall is 14 miles out -- the LBJ Ranch, the estate vineyards and the peach stands -- and most of its rental inventory sits out in the county rather than inside any city. Johnson City is 30 miles east where US 290 meets US 281, with the LBJ Boyhood Home, Pedernales Falls State Park ten miles further on, and tasting rooms around the courthouse square. Comfort, about halfway down to Boerne, keeps a downtown of more than a hundred nineteenth-century buildings and is the most Spanish-speaking town in this market. Harper is 23 miles west on US 290 in the ranch country, and Hye, Doss and Willow City are all inside the area we cover -- the dancehall at Luckenbach is on the way to a fair amount of it.
