Gilbert is 287,285 people at the latest estimate, which makes it the most populous incorporated town in the United States. Locals know that and enjoy it: the town stayed a town on purpose rather than incorporating as a city. It was founded as a hay-shipping stop, which is where Agritopia's farm framing comes from, and it spent the last three decades becoming one of the country's model master-planned suburbs. The housing shows that arc in three rings. Older ranch homes and infill sit around the Heritage District downtown; nineties and two-thousands subdivisions fill the center; and the newer master-planned communities -- Power Ranch, Morrison Ranch, Agritopia, the streets around SanTan Village -- run south and east until they meet the Queen Creek line. That newest ring means more bathrooms, more glass and more hard floor per square foot than the same house built twenty years earlier, which is a different clean rather than simply a bigger one.
Two mechanical facts set the terms here, and anyone who actually cleans in the Valley knows both. The first is hard water. Valley water is heavily mineral, and it builds haze and spotting on shower glass, faucets and fixtures that an ordinary wipe smears rather than removes. The second is dust, which lands on all of the same surfaces, monsoon season or not. From late June into September the monsoon does it violently -- one haboob can lay a film of fine dust through every track, sill and horizontal surface in a closed house -- and the rest of the year the wind does the same work more slowly. Gilbert is recurring-service country, and that is the honest shape of the demand here: established households on schedules that do not bend, in houses that take more wear in a July week than a February month because when it is 110 outside everybody lives indoors on the tile. The calendar adds two waves on top of that. Monsoon season is the involuntary one, and the days after a dust storm book out first. Month-end is the other: a town of 287,000 turns over constantly, rentals and sales alike, and Arizona deposit walk-throughs are unsentimental, so move-out weeks fill before anything else on the schedule.
The town has a real center, which not every Phoenix suburb can say. The Heritage District carries the murals, the brick storefronts and the water tower that changes color; the Gilbert Historical Museum sits in the 1913 Gilbert Elementary School building on the National Register; Hale Centre Theatre draws its own audience; and the memorial outside Town Hall is an eight-foot steel girder from the North Tower. Out from there it is the Riparian Preserve at Water Ranch, Gilbert Regional Park, the Gilbert Arizona Temple, and the SanTan Village retail district on the southeast side. Most of what we actually clean, though, is a family house on a weekly or biweekly schedule whose owners would rather have their Saturday back.
