Palm Coast was a plan before it was a city. ITT began it in 1969 as a planned community, and it became a city only on December 31, 1999. It is now the largest city in its metro area, ahead of Deltona and Daytona Beach: 89,258 people at the 2020 census and close to 98,300 in the Census Bureau's 2020-2024 survey, across about 96 square miles of land. I-95 runs straight through the middle of it, and the Intracoastal Waterway is its eastern edge.

Because the city was built from a plan, and mostly built recently, the housing is unusually uniform and unusually young. 86.6 percent of homes are detached single-family houses, 81.9 percent are owner-occupied, and 60.8 percent were built in 2000 or later, with a median year built of 2003. The typical cleaning job here is a newer detached house with a garage, not a floor of an old two-family. A house from the 2000s is now around twenty years in, and that is where the work shows: grout and caulk lines, the tops of kitchen cabinets, ceiling fans, and the sliding-door tracks that sand finds first.
The city is also laid out in sections, and people here name them that way. Each section was given streets that begin with the same letter, so a neighbor may tell you they live in the R section -- where Red Mill Drive and Red Barn Drive run near Rymfire Elementary -- before they give you a street name. Then come the named neighborhoods: Palm Harbor, Matanzas Woods in the north by its own I-95 interchange, Belle Terre, Pine Lakes, Seminole Woods, Indian Trails, Lehigh Woods, Cypress Knoll, Quail Hollow, Pine Grove and The Woodlands, plus European Village, a European-style town center with an open-air plaza in Palm Harbor. Grand Haven, a master-planned community on the Intracoastal, is gated, so the first visit there starts with getting the crew on the visitor list. We ask about the gate at the quote, not at the gatehouse.
Palm Coast is an older town than most, and a seasonal one. 30.6 percent of residents were 65 or older at the 2020 census, and the median age was 51.6. The census also counts 2,548 homes in the city, and 5,067 across Flagler County, held for seasonal or occasional use -- houses that sit closed for part of the year and open again when their owners return.
