Yonkers is a big city that most of the country files as a suburb, and the mistake shows up in the cleaning. Around 211,600 people live here across four quarters and dozens of named neighborhoods -- Getty Square and Park Hill in the southwest, Ludlow Park and Hudson Park along the water, Dunwoodie in the southeast, Crestwood and Colonial Heights up in the northeast, Runyon Heights and Greystone on the northwest side. A company that treats all of that as one address list will quote the same number for a third-floor walk-up on South Broadway and a single-family house on a hill in Crestwood. Those are not the same job, and we would rather say so than average them.

The housing stock is the real story here, and it is nothing like a Sunbelt market. Pre-war brick multifamily runs for blocks: walk-ups and 1920s and 1930s apartment buildings with radiator heat, painted-shut sash windows, original hex tile and grouted bathrooms, and plaster walls that hold odour. Radiators are the quiet one -- through the winter they lift a fine grey film onto every horizontal surface in a closed apartment, and it settles again an hour after a careless dusting. Against that, and often on the same street, sit two-family houses, waterfront condos and high-rises off the Hudson, and single-family homes up the eastern hills. One market, two housing markets, and a checklist that has to work in both.

The hills are not a figure of speech either. Yonkers climbs east off the Hudson over seven named hills -- Park, Nodine, Ridge, Cross, Locust, Glen and Church -- and that geography is an operations fact before it is scenery.
