The climate here writes half of any honest cleaning checklist. Humid subtropical means there is no true mold off-season -- the humidity that makes January bearable is the same humidity that keeps shower grout, window tracks, and the back of a closet damp through a summer that has hit 109 degrees. Salt air films glass and works on anything metal, so windows, mirrors, shower doors, and fixtures go dull faster than they would fifty miles inland. Sandy soil means fine grit rides in on shoes and pets and settles into carpet fiber and tile grout instead of sitting on top where a dry duster can catch it. And hurricane season is a live fact of the calendar, not a talking point.
The housing stock is not one thing either. Southside is the growth corridor, mostly post-2005 construction with the finishes and the square footage that go with it. Calallen and Annaville up on the north end are older, established streets with mature trees and the dust that comes with them. Flour Bluff sits on the Encinal peninsula between Corpus Christi Bay, Oso Bay and the Laguna Madre, so it gets bay wind on both sides. Downtown and Ocean Drive have their own mix of older homes and condominiums, and out past the city the London area is its own quiet corner. A cleaning plan built for a new Southside build is not the plan a 1960s Gardendale house needs.
Then there is the coast. Within about 45 minutes of downtown there are roughly seven thousand short-term rentals: more than two thousand of them on Mustang Island around Port Aransas, about three thousand inside the Corpus Christi market itself with the Padre Island neighborhood as its second rental zone, and close to eighteen hundred up at Rockport. That is a bigger rental cluster than most Texas beach markets, and it runs on a clock -- checkout in the late morning, check-in in the afternoon, and Saturdays in summer and over holidays when every unit turns at once. Winter Texans add a second season on top of it: they arrive in Rockport in October and are gone by April, which makes opening and closing a house a real job here rather than an afterthought. Our vacation rental turnovers include linens, restocking, sand and salt-film work, and photos of every room sent to you before the next guest walks in.
On the commercial side the buyer set is unusually dense for a city this size: the port and its terminals, the refineries, CHRISTUS Spohn hospitals, Corpus Christi ISD, H-E-B, Del Mar College and Texas A&M University-Corpus Christi, plus the professional offices, clinics, and storefronts that serve them. We handle office cleaning, contracted janitorial service on a fixed nightly or weekly scope, and light industrial and warehouse work around the port -- floors, docks, break rooms, restrooms, and the office space attached to the plant floor. We schedule around shift changes rather than against them.
Outside the city we cover eight areas. Port Aransas and Rockport are the rental towns. The Padre Island neighborhood is part of Corpus Christi itself, not a separate city, and its rentable stock skews to condominiums and canal homes. Portland is the largest true suburb, now a straight run across the bay on the new US-181 Harbor Bridge that opened in June 2025. Kingsville is King Ranch, Texas A&M-Kingsville and a Navy jet-training base, and it sits in Kleberg County -- its own micropolitan area, not part of the Corpus Christi metro. Aransas Pass is the mainland gateway to the free 24-hour Port Aransas ferry. Ingleside is the industrial-port town on SH-35. Robstown is the western suburb where nine in ten residents are Hispanic and where the Tesla lithium refinery opened at the end of 2024. The Coastal Bend keeps going past all of that -- Sinton, Mathis, Taft, Odem, Gregory, Bishop -- and those are nearby Coastal Bend communities rather than cities we are claiming to cover at launch.
