Tempe is about 190,000 people inside roughly forty square miles, and the second number is the more interesting one. The city was incorporated in 1892 and has not annexed land since the 1970s: it is completely enclosed -- Mesa to the east, Scottsdale and the Salt River Pima-Maricopa Indian Community to the north, Phoenix and the town of Guadalupe to the west, Chandler to the south -- and it physically cannot grow outward. Everything new here gets built in place. That single fact explains most of what makes cleaning in Tempe different from cleaning in the subdivisions further east: the housing is layered rather than uniform, the same street can hold two completely different jobs, and nothing about this city is new-build sprawl.

The second fact is the one that sets our calendar. About 58 percent of Tempe households rent rather than own, the median age here is around thirty, and the Arizona State University Tempe campus sits in the middle of the city. Put those together and the cleaning year is a lease calendar, not a season. Move-outs stack through May and June; move-ins stack through late July and August; and in both waves the whole city seems to hand over its keys on the same three weekends. The desert sets the physical terms, the same way it does everywhere on this side of the Valley. Fine Sonoran grit rides every wind into window and sliding-door tracks and settles as a film that shows first on dark floors, glass and matte fixtures; through the monsoon months of June to September a single storm can load a closed house all at once. And Valley water is heavily mineral, so shower glass, faucets and fixtures collect a haze that an ordinary wipe smears rather than removes. Ahwatukee is the market's other half and it is genuinely its own place. About 82,000 people live there, across roughly 36 square miles on the south side of South Mountain Park -- an urban village of the city of Phoenix with no municipal government of its own, cut off from the rest of that city by the mountain park, bounded by Interstate 10 on the east and the Gila River Indian Community and the Loop 202 South Mountain Freeway on the west and south. The honest reason it belongs on a Tempe market rather than anywhere else is not proximity, because the drive is a freeway run around a mountain: it is the Tempe Union High School District, which serves almost all of Tempe, the town of Guadalupe and the Ahwatukee area of Phoenix alike, with Desert Vista and Mountain Pointe as Ahwatukee's two high schools inside a Tempe district. These families already read themselves as one place.

Two local details worth knowing before you send us an address. If you live in Ahwatukee, the post office calls it Phoenix -- 85044, 85045 and 85048 all read "Phoenix, AZ" and none of them accepts "Ahwatukee" as an alias -- so send the address exactly as your mail reads and the ZIP will tell us where you are. And Guadalupe, the small town wedged against Tempe's western edge, has no ZIP of its own at all; its mail runs through Tempe's 85283. It is a separate town with its own history, not a Tempe neighbourhood, and we do not write it as one.
