In a dusty climate the two things that separate a good office clean from an adequate one are glass and vents, and both are on the scope rather than in the fine print.

Janitorial service is the recurring, contracted form of commercial cleaning: a fixed scope on a fixed schedule with somebody accountable for it. That is what most property managers and multi-tenant buildings are actually shopping for when they call a cleaning company, and it is what the established competition in this city has built its business on.

We build the scope during the free walk-through -- nightly, weekly, monthly -- and then hold to it. Restroom sanitation and restocking, floor care, trash and recycling handling, entryway and common-area upkeep, and consumable supply management are the usual backbone. High-traffic buildings can add day porter coverage so lobbies and restrooms stay presentable through business hours instead of only overnight.

This is the part of commercial cleaning that Laredo has more of than most cities its size. The Mines Road corridor along FM 1472 runs northwest from the city out to the World Trade Bridge, which handles commercial traffic only, and the buildings along it are warehouses, cross-dock facilities, freight and customs-brokerage offices, transport yards and logistics-park space. They need cleaning like any other workplace -- just on different hours, in bigger volumes, and under whatever access rules the site sets.

Be clear about the boundary, and we will be too: this is building and facility cleaning. We do not do tank cleaning, vessel entry, hydroblasting, hazardous-waste handling, forklift-operated work at height or any other industrial-services contracting. If that is what you need, you want a specialist contractor rather than a cleaning company, and we will say so instead of taking the job.

Education and government are the largest employers in Laredo, and that shows up in the buildings that need cleaning.
