House Cleaning & Lake House Turnovers in Zapata, TX
Scheduled work for Zapata and the Falcon Lake shoreline -- turnovers, seasonal opens and closes, and deep cleans, booked in advance.
Zapata is the county seat of Zapata County and the one place in this market with a real second-home and rental-cabin economy. About 5,400 people live in the town itself and ZIP 78076 covers about 13,100 -- essentially the whole county, which had 13,889 residents in 2020. Of the 5,684 housing units in that ZIP, 584 are classed by the Census as seasonal, recreational or occasional-use. That is better than one in ten, against roughly six in a thousand for the city of Laredo, and it concentrates in the communities along the water: Falcon Lake Estates, Siesta Shores and Falcon Mesa.
The reason is Falcon International Reservoir. Texas Parks and Wildlife describes Falcon as having long been regarded as one of the best largemouth bass lakes in the state, guided-trip operators base themselves here, and lakefront houses rent to people who come for the fishing. That produces a rhythm that has nothing in common with the rest of this market: turnovers between guests, opens at the start of a season and closes at the end of it, owner-arrival cleans before a family drives down, and deep cleans on houses that have been shut up for weeks with nobody opening a window.
The town itself has an unusual past that still shapes it. The original Zapata was relocated to higher ground in 1953, when Falcon Dam was completed and the reservoir filled, and the historic center of the old town is under the lake. What stands today is a community of about 2,486 housing units with a median age of 39 -- the oldest in this market -- roughly two thirds owner-occupied, and about 81 percent Spanish-speaking at home. Up the river, San Ygnacio (about 500 residents and a nationally recognized historic district) is 34.9 miles and around 45 minutes out, and we cover it on the same schedule as the lake.
We are going to be plain about the geography, because it changes what we can promise. Zapata is 50.1 miles and about 63 minutes from downtown Laredo, in a different county. That is further than anywhere else we serve in this market, and it means the work here is scheduled and batched rather than same-day: give us your dates in advance and we build a run, and we will tell you honestly what we can hold instead of promising a window we would have to break.

Local Knowledge
Booking Zapata works differently from booking Laredo and we would rather say so up front than disappoint you later. An hour of road each way in a different county means we schedule this end of the market as planned work: send us your dates -- turnover dates, the weekend the family arrives, the week you want the house opened or closed for the season -- and we build a run around them. Same-day and short-notice requests we generally cannot hold out here, and we will tell you that when you ask rather than after you have booked. What does not change: the written 42-point checklist, all supplies and equipment brought with us, eco-friendly products safe around children and pets, photos of every room at the end of a rental turnover, service in English or Spanish, and the free re-clean within 24 hours if a job is not right.
