Pass Christian is smaller than its reputation and much bigger than its city limits. About 5,700 people live inside the town, up from 4,613 in 2010, but ZIP 39571 covers roughly 14,900 -- two and a half times the city figure -- taking in Henderson Point and the DeLisle side, with a median age of 44. What stands today is a mix of raised, rebuilt construction and the survivors, and the two ask for different work: newer houses are tighter but throw the dust of ongoing coastal building around, while the older houses have trim, transoms, porches and original surfaces that reward a checklist and punish a quick pass.

About 331 short-term rentals operate here at the highest average nightly rate of any Mississippi coastal submarket, running about 41 percent occupancy. These are mostly beach houses rather than condo towers, which changes the turnover: more square footage, more glass, more outdoor living space, and guests paying a rate that makes a gritty porch rail or a smeared slider the first thing they notice. Long Beach is the next town east and Gulfport beyond it, so the Pass sits on our main run rather than at the end of one.
