A turnover clean is the full reset of a rental between guests: strip and remake every bed, reset the bathrooms and kitchen, clear sand and grit off every floor and every step, sweep the porches and decks, restock consumables, stage the property to match its listing photos, and send the owner photos of every room on the way out. On Tybee that whole sequence usually has to happen between a morning checkout and an afternoon check-in, on a Saturday, in season. That is the job this page is about.
Tybee is a turnover town by the numbers. About 3,100 people live here year-round, and at the last census roughly half of the island's housing units were vacant -- not abandoned, but rental stock waiting on the next guest. Supply has kept growing since. The island runs eighteen miles east of downtown Savannah at the end of US-80, out across the marsh past Fort Pulaski on Cockspur Island, and a large share of the owners here live in Savannah or Atlanta and never see the property between bookings.
What makes an island turn different from a city turn is sand and salt. Sand gets into carpet fibers, tile grout, stair treads, sliding-door tracks and the seams of outdoor furniture, and a vacuum pass that would be fine inland just moves it around. Salt air films the windows and the exterior glass, which is the first thing a guest photographs and the first thing they complain about. Humidity does the rest: a bathroom that gets a quick wipe between four groups in a row will start to show it on the grout by the end of the month. We plan time for those three things specifically rather than hoping they fit in the gap.
Tybee is not only rentals. There are households here who live on the island all year and want somebody every other week, owners who use the house themselves in the shoulder season and want a deep clean before and after, and a hurricane season from June through November that has its own way of rearranging a calendar. We do all of it: turnovers, house cleaning, deep cleans, and the reset a property needs when it comes off the rental market for a while.
