Fredericksburg carries an extraordinary amount of short-term rental inventory for a town its size, and the arithmetic is what our turnover service is built on. Roughly 2,200 rentals operate in and around a city of about 10,900 residents. More than nine in ten are entire homes rather than spare rooms. A guest who booked a historic cottage off Main Street for a wine weekend is measuring it against a hotel, and the things they notice are small and consistent: a hair in the shower, a filmed-over shower door, a coffee setup picked over by the last three groups, a porch with a week of dust on the chairs. The rental stock here is genuinely unusual and it changes how a turn is quoted. A Sunday House -- the small weekend town house that farm families built so they had somewhere to stay when they came in for market and church -- has a footprint and a stair that nothing in a modern subdivision prepares you for. A restored limestone cottage has deep sills, thick window reveals and original trim that collect dust in ways drywall does not. A guest cottage behind a main house shares a yard, a gate and sometimes a laundry with the owners. A ranch property may be a main house, a guest quarters and a bunkhouse that all have to be ready for the same arrival.
We would rather ask about that up front than discover it on the day. Tell us how many buildings are in the booking, whether linens stay on site or go out, and how guests get in, and we will quote the property you actually have. These are old houses in many cases, and owners are careful about who they hand a key to -- which is fair, and part of why we work from a written checklist rather than from whatever a cleaner remembers.
