About half the cleaning work in southern Wisconsin is a checkout. Between the Dells area and the Geneva Lakes there are thousands of turnovers a week, and unlike most rental markets this one never fully closes: the indoor waterparks that gave the Dells its reputation -- the first of them roofed over in 1989 -- turned a summer town into a year-round one, so the resorts and the rentals around them are running in January as well as in July.

What they are not is cabins. This is condominium and lake-house country. Most listings here are entire units rather than rooms, more than half of them sleep eight or more, and a great deal of the Dells-side inventory is two- and three-bedroom lakeside condominiums -- one complex on Lake Delton alone holds 108 of them. On Geneva Lake and Delavan Lake the stock flips to whole houses, most with three bedrooms or more and roughly a quarter with four. Either way you are cleaning for a group of eight in a space designed for a family of four, on a weekend, against a check-in time that will not move.

So we run a turnover as a deadline, not a task list. Checkout to check-in is the window, and everything inside it happens in a fixed order: strip and remake beds, bathrooms, kitchen and dishes, hot tub, bunk room reset, floors, interior glass, deck or balcony, restock, stage, photograph, out. Nothing in that sequence depends on who is working that day, because it is written into our 42-point checklist rather than remembered.

The weather writes the rest of it. About forty inches of snow a year means that from November through March a turn starts at the door: salt, melt water and wet boots on hardwood, mats that need lifting rather than vacuuming around, and a shared condo entry that has taken everyone else's winter too. In summer it is the opposite problem in the same place -- sand, wet swimsuits and lake water through the same entry, plus a hot tub that has had eight people in it. Spring is the worst of both, when a wet thaw drags in everything that was frozen. Entries, thresholds, mats and hard floors are separate line items on our checklist for exactly that reason.

A guest paying resort rates for a weekend on the water is measuring your rental against a hotel, and the things they notice are small and consistent: a hair in the shower, a gritty floor by the door, a coffee setup picked over by the last three groups, a hot tub that looks like somebody was in it. Turnover cleaning is a hospitality job with a clock attached, and it is a different discipline from cleaning a house somebody lives in.

We reset the property to a known state every single time: beds made to a consistent standard, bathrooms restocked, kitchen usable rather than merely wiped, the hot tub wiped down and sanitized, bunk rooms put back the way the listing photos show them, floors done last so nothing tracks back over them, and decks and balconies cleared. Condo and Resort-Unit Cleaning

A condo turnover is not a small house turnover, and treating it like one is how a turn runs long. Square footage is tighter, so there is nowhere to stage linens or equipment. Walls are shared, so noise and quiet hours decide when work can start. The entry, the hallway and the elevator are shared too, which means your unit inherits everyone else's salt in February and everyone else's sand in July. Storage is minimal, so eight guests' worth of luggage has been living in the same square footage you now have to clean. And the balcony or patio is part of the unit, not an extra.

That shape repeats all along the Wisconsin Dells Parkway and around Lake Delton, where two- and three-bedroom lakeside condominium buildings make up much of the rental inventory.
