Move-In / Move-Out Cleaning

A move-out clean is judged by someone else -- a landlord, a property manager, a buyer walking through with a list, or a title company's final walkthrough. That makes it a different job from cleaning your own home, where you set the standard.

We clean the empty house end to end: inside every cabinet, drawer and closet, inside the oven and refrigerator, all appliances inside and out, bathrooms scrubbed including grout, all interior glass, blinds, window tracks, vents, baseboards, trim, doors and frames, entry thresholds and door tracks, then floors last. Marks left by furniture, wall scuffs, the dust line above where pictures hung and the salt haze near the entry all get attention, because those are exactly what a walkthrough finds.

A move-in clean is about not inheriting somebody else's house. Even a property that was cleaned before closing has usually sat empty for weeks afterwards, and an empty house here collects a visible film in exactly that window -- on sills, in tracks, on top of fans, over every horizontal surface -- while the furnace or the air conditioning keeps moving it around.

We clean it before your furniture goes in, which is the only time some of it is reachable. Cabinets and closets get wiped inside so your things go into clean space rather than onto somebody else's crumbs. Bathrooms and the kitchen get sanitized properly. Entries and hard floors get taken back to baseline, which matters if the handover happened in February. Floors are done last, and then the house is yours rather than the last owner's.

A lake property changing hands is its own kind of job, and it is common on both sides of this market. The seller usually lives somewhere else, the buyer usually lives somewhere else, and neither of them is going to be standing in the house the week it changes over. Frequently the place has been used seasonally for years, which means storage closets, boat and beach gear, linen cupboards and a garage that nobody has fully emptied since the last owner.

We handle those the way we handle any empty-house clean, with two additions: we work to a date rather than a convenience window, because closings do not move, and we send photos and a plain written account of what we found when we are done.
