Regular cleaning keeps a house from sliding backwards: surfaces wiped, floors vacuumed and mopped, bathrooms and kitchen kept sanitary. It is maintenance, and it is scoped accordingly.

Deep cleaning moves the baseline. We pull the stove out and clean the wall behind it. We take the covers off vents rather than dusting around them. We scrub grout instead of mopping over it. We lift and clean under entry mats, work the thresholds and door tracks, and treat the salt haze on hard floors as its own task rather than another mop pass. It takes several times longer than a maintenance visit, which is exactly why it is not something you need every month.

This is the one that matters most in this market. Between November and March, salt and de-icer come into a house on every pair of boots, melt in the entry, and get walked across the floors as an abrasive grit. It dulls a hardwood finish, dries to a white haze, works into grout lines and tile edges, and splashes onto baseboards and the bottoms of door casings. It hides under mats and behind doors. None of it is reachable in a normal maintenance visit.

A spring deep clean goes after all of it deliberately: mats lifted and the floor underneath cleaned, thresholds and door tracks brushed out, hard floors properly cleaned rather than damp-mopped, grout scrubbed, entry baseboards and casings washed, and closet floors where wet boots have been living all winter. Then the rest of the house -- appliances, behind furniture, fans, fixtures, vents, window tracks and sills -- because a house that has been closed up against the cold for five months has been recirculating its own dust the whole time.

A rental cannot be deep cleaned in the middle of a booked weekend, and in this market the weekends are exactly when the bookings are. The windows that actually exist are the shoulder weeks: April and May, and again in late October and November, when occupancy bottoms out on both sides of the market and an owner can finally take a unit off the calendar for a day without losing a good weekend.

That is when a turnover-cleaned property gets the things a turnover cannot include -- inside the appliances, behind and under the furniture, grout, vents, window tracks, mattress protectors and the storage closets that have absorbed a season of guests. Book the shoulder weeks early. They are short, everyone in this market wants the same ones, and a unit that gets one every spring and fall holds up for years longer than one that never comes off the calendar.
