The landmarks tell you what kind of town it is. Geneva Lake itself, with the Shore Path -- a continuous public footpath that runs the entire way around it. Big Foot Beach State Park on the south shore. The Riviera Ballroom downtown. Black Point Estate, a beer baron's 1888 mansion, and the Baker House from 1885. Grand Geneva Resort & Spa and Timber Ridge Lodge & Waterpark. Down the shore in Williams Bay, six miles west, are Yerkes Observatory -- founded in 1897 and home to the world's largest refracting telescope -- and the lakefront campus of George Williams College of Aurora University. Fontana-on-Geneva Lake, nine miles west, holds The Abbey Resort and the Lake Geneva Yacht Club, and Walworth sits twelve miles southwest at the bottom corner of the lake.

The rental stock here is the highest-value inventory in this market by a wide margin. Almost all of it is whole homes rather than rooms, most listings have three bedrooms or more, roughly a quarter are four-bedroom, and more than half sleep eight or more. Close to half is professionally managed, which tells you that owners here already treat this as an operation rather than a hobby. The season is sharp -- June through August is the peak and the dead of winter is the trough -- and with average stays running a little over three nights, the turns pile onto weekends. A Geneva Lake turn is a big house after a big weekend: a boat-and-beach entry, wet towels everywhere, a kitchen that hosted, and glass that faces the water and has to look like it does in the listing photos.

The other half of the town is ordinary and year-round: households on weekly or biweekly schedules, second homes that sit closed between visits and need somebody reliable inside them, and the small commercial spaces downtown.
