Lake Delton is the turnover core of the Dells half of this market. The Wisconsin Dells Parkway resort strip runs through the village, much of the lakefront condominium inventory is here, and Wilderness on the Lake -- on Lake Delton itself -- is 108 two- and three-bedroom lakeside units in a single complex. For a village of about 3,500 people, that is a remarkable amount of bed space, and all of it changes hands on a schedule.

Condo turnovers are their own discipline. Square footage is tight, so there is nowhere to stage linens or equipment. Walls are shared, so quiet hours decide when a turn can start. Entries, hallways and elevators are shared, so your unit inherits everyone else's traffic -- everyone else's sand in July, everyone else's salt in February.
