Washington City is the second-largest city in Washington County and the fastest-growing place in the metro: 27,993 people in 2020, up 49.2 percent from 18,761 ten years earlier, across 34.78 square miles at 2,894 feet just east of St. George on I-15. It is also, for what we do, the most specific place in southern Utah -- more about that below.

The city is a master-planned belt. Coral Canyon, Green Springs, Sienna Hills, Brio, Buena Vista, Long Valley, Stucki Farms and the Washington Fields side account for most of what has been built here, and most of it is recent. That has direct consequences for a clean: newer homes run bigger, with more bathrooms, more hard floor and more glass than an older house, and construction dust keeps working its way out of vents, cabinet tops and carpet edges for months after a family moves in. A first deep clean followed by a standing biweekly visit is the pattern that works in this kind of housing, and it is the most common thing we are asked for in this part of the county.

The history is older than the subdivisions suggest. Washington City was settled in 1857 as a Mormon cotton mission led by Robert Dockery Covington, and Heritage Hall, the Washington City Community Center, the city golf course and the trail system are the landmarks people navigate by today.

The short-term-rental rules here are the most precise in the county, and they change how turnover work is organised. Washington City permits nightly rentals only in eleven named subdivisions: Casitas at Sienna Hills, Escondido at Sienna Hills, Ladera at Sienna Hills, Paseos at Sienna Hills, Coral Ridge Townhomes, Cottages at Stucki Farms, Freedom Village, The Eighth at Coral Canyon, Town Center at Coral Canyon, Vida Sol Vacation Townhomes and Skyline at Long Valley. Every unit needs its own business licence, every unit gets an annual fire-department inspection, and each approved development has to give the city a single point of contact who lives on the property or in Washington County. Units sleeping eleven or more need a fire-suppression sprinkler system. None of that is advice and we are not your compliance advisor -- but it does mean the turnover work in this city sits inside eleven addresses we can name, which is a very different routing problem from a city where rentals are scattered.
