Davenport, FL is the densest turnover market in the country, and it is not close. Davenport carries roughly 3,909 active short-term rental listings and the Four Corners community next to it carries another 10,828 -- about 14,700 between them, the single largest concentration of vacation homes in the United States. There is a straightforward reason for it: Polk County has no short-term-rental overlay zone, so homes inside the resort communities can generally operate as rentals, and its bed tax runs lower than Osceola's. That is why the Polk side of Four Corners filled up with vacation homes while the county line stayed invisible to guests.
It is also a town that is genuinely growing. Davenport counted 9,043 residents in 2020 and roughly 18,110 by 2025 -- it doubled in five years after tripling in the decade before. US-17/92, US-27, and I-4 all meet here, and Posner Park sits on the old Baseball City stadium site.
So we clean two very different things in the same ZIPs. In ChampionsGate, Solterra Resort, Windsor Island Resort, Providence, Highland Meadows, Davenport Lakes, and Ridgewood Lakes, most of the work is changeovers: guests out, full clean, linens, restock, pool deck and lanai, photos, guests in. In Loughman and the older residential streets, it is ordinary recurring house cleaning for people who live here year-round. Both get the same 42-point checklist; the sequence and the clock are what change.
One local note that trips up out-of-town vendors: ZIP 33896 is Davenport at USPS but goes by Champions Gate as an acceptable name, so an address may show either. We route by ZIP and community name, not by whichever version the listing platform printed.
