ZIP 77650 on its own runs 39.2 percent, and tiny Gilchrist (77617) is over 60 percent on a small base. The year-round median age is 62.5, so the permanent population is largely retirees while the housing stock is largely rentals. That is the market: turnovers between guests, deep cleans between seasons, and owner-arrival cleans for people who drive in from off the peninsula.

Hurricane Ike is why the houses look the way they do. When it made landfall on 13 September 2008 it destroyed or severely damaged about 3,600 structures -- 62 percent of everything on the peninsula -- and the population fell from 3,853 in 2000 to 2,417 in 2010. Nearly every house standing today was built after that and stands on pilings. In practice that means stairs on every job, decks and outdoor showers that need attention, ground-level entries that fill with sand, and salt film on glass and rails that a wipe-down does not remove.

The ferry is the whole operational story and we will not pretend otherwise. The only way here from the island is the free TxDOT Galveston-Port Bolivar ferry, which runs roughly every thirty minutes in daylight and hourly after dark, more frequently in season. Routing software puts Crystal Beach at about 42 minutes from downtown Galveston and High Island at about 65 -- both assuming no queue, which in summer and on holiday weekends is not the assumption to make. The landward route around through High Island is over an hour. So we schedule peninsula work against a window rather than a crossing time, we plan the far end differently from Crystal Beach, and if a same-day turn is not realistic on your dates we tell you before you book instead of after.

Local Knowledge

Two local facts worth knowing when you hire out here. The first is that the peninsula is unincorporated county, so the City of Galveston's short-term rental ordinance does not reach it -- a real difference that owners on this side already know about, and one we mention only because it explains why the rental market here behaves differently, not because we give regulatory advice. The second is the Point Bolivar Lighthouse, standing since 1872, privately owned and closed to the public: you can look at it, you cannot tour it.
