The Census counts seasonal, recreational and occasional-use housing on Galveston Island and the Bolivar Peninsula in the thousands -- thousands of vacation homes, concentrated brutally. Galveston's West End is over 43 percent seasonal-use housing and the peninsula is over 37 percent, with Jamaica Beach higher again. Turnover cleaning is not a sideline here. It is one of the two things this market actually needs, and the strongest cleaning brand on the island states publicly on its own site that it does not clean vacation rentals.

What makes a turn on this coast different is sand, salt and stairs. Almost every beach house on the West End and the peninsula stands on pilings, so linens and equipment go up two or three flights every time. Sand arrives constantly through ground-level entries and outdoor showers. Salt film sits on sliders, rails and screens, and in a house rented for the water view that is exactly what a guest photographs. A checklist written for an inland condo misses all three.

Vacation Rental Turnover Cleaning
A guest paying beach-house rates is measuring your property against a hotel, and the things they notice are small and consistent: a hair in the shower, a gritty stair tread, a coffee setup picked over by the last three groups. Turnover cleaning is a hospitality job with a clock attached, and it is a different discipline from cleaning a house somebody lives in.

Beach House Turnovers: Pilings, Stairs, and Sand
The standing housing stock on the West End and the Bolivar Peninsula is almost entirely post-2008 and almost entirely on pilings -- Hurricane Ike destroyed or severely damaged 62 percent of the structures on the peninsula in September 2008, and the rebuild set the pattern for both sides of the water. That has direct consequences for a turn.
Stairs are the first one: two or three flights, every load, every time, which is a real part of how long a turnover takes and something we would rather price honestly than discover on the day. The second is sand, which comes in at ground level, up the stairs, through the outdoor shower and out of every beach bag. The third is scale -- plenty of these houses sleep eight to fourteen people, so the linen count, the dish load and the bathroom count are all bigger than the bedroom number suggests. There is also a documentation angle worth naming. The City of Galveston has required short-term rental registration since 2015, took over registration and hotel-occupancy-tax collection on 1 October 2025, requires the GVR registration number in every advertisement including booking platforms and social posts, and Council approved an updated ordinance in November 2025. The Bolivar Peninsula is unincorporated county and the City's ordinance does not reach it.
