Move-In / Move-Out Cleaning
An empty house or apartment, cleaned properly, before somebody else inspects it.

Move-in and move-out cleaning is a deep clean of an empty property, and empty is the important word. With furniture out of the way, everything a home has been hiding is finally reachable: the floor under where the couch stood, the inside of every cabinet and closet, the wall behind the refrigerator, the track of the slider nobody ever opened, the entry grout that four winters of cinders got ground into.
Flagstaff generates this work on a schedule you can set a calendar by. Northern Arizona University enrolls close to 20,000 students on its Flagstaff campus against roughly 10,500 on-campus beds, which puts something like 9,000 people in off-campus housing across University Heights, Railroad Springs, Ponderosa Trails and the apartment belt -- and effectively all of them move in August and out in May. Add ordinary lease turnover in a rental market running about 5.4 percent vacancy, a for-sale market that HUD called tight, and the second homes and cabins that change hands in Munds Park, Williams and Doney Park, and move-out work here is a genuine season rather than an occasional call.
Either direction, the scope is the same job seen from opposite ends: you are trying to leave a property in a state somebody else will accept, or arrive in one you do not have to clean before you unpack.
Move-Out Cleaning
A move-out clean is judged by someone else -- a landlord, a property manager, a leasing office, a buyer walking through with a checklist. That makes it a different job from cleaning your own home, where you set the standard.
We clean the empty property end to end: inside every cabinet, drawer and closet, inside the oven and refrigerator, all appliances inside and out, bathrooms scrubbed including grout, all interior glass, blinds, window tracks, vents, baseboards, trim, doors and frames, then floors last. Marks left by furniture, wall scuffs and dust lines above where pictures hung all get attention, because those are exactly what a walkthrough finds. In this town the entryway gets its own pass, because entry grout and thresholds carry the record of every winter that unit has seen and a leasing office will notice.
- Inside all cabinets, drawers and closets
- Inside oven, refrigerator, dishwasher and microwave
- Bathrooms including grout and fixtures
- Interior glass, blinds, window tracks and sills
- Vents, baseboards, trim, doors and frames
- Entry grout, thresholds and hard-floor seams
- Wall scuffs and furniture marks addressed where cleaning can reach them
- Floors cleaned last, once everything above them is done
Move-In Cleaning
A move-in clean is about not inheriting somebody else's house. Even a property that was cleaned before closing has usually sat empty for weeks afterwards, collecting a film of dust on sills, in tracks, on top of fans and over every horizontal surface -- and if those weeks fell between November and April, it collected something less pleasant at the door as well.
We clean it before your furniture goes in, which is the only time some of it is reachable. Cabinets and closets get wiped inside so your things go into clean space rather than onto somebody else's crumbs. Bathrooms and the kitchen get sanitized properly. Floors are done last, and then the place is yours rather than the last tenant's.
- Full clean before furniture arrives
- Cabinets, drawers and closets wiped inside
- Kitchen and bathrooms sanitized
- Dust cleared from sills, tracks, fans and fixtures
- Appliance interiors cleaned
- Floors finished last
August and May: the NAU Move-Out Season
Two months a year, this market does nothing but move.
With roughly 9,000 students living off campus, August and May are when the apartment belt, University Heights, Railroad Springs and Ponderosa Trails all turn over at once. The math is unkind to procrastinators: everybody has the same deadline, every cleaning company in town is booked, and the deposit is being judged by a leasing office with a checklist and a queue of new tenants behind you.
So book early. If you know your lease end date in March, tell us in March. We will hold a date, and the empty-house scope we run is the one a leasing walkthrough actually checks -- inside the appliances, inside the cabinets, the bathroom grout, the tracks, the baseboards and the entry. Landlords and property managers turning several units in the same fortnight should send us the whole list rather than one unit at a time; that is easier for both of us and it is the only way anybody gets through May.
- Book August and May dates weeks ahead, not days
- Empty-unit scope written for a leasing-office walkthrough
- Multiple units in one building or portfolio scheduled together
- Apartments, shared houses and single rooms all quoted
- Same free 24-hour re-clean if the walkthrough finds something
