Commercial Cleaning Services
Offices, clinics, retail and hospitality across the Flagstaff area, cleaned on your schedule instead of ours.

Flagstaff has the largest institutional and employer base of any market Kiwi has entered. Northern Arizona University employs about 2,571 people on a 707-acre campus. Flagstaff Medical Center employs about 2,200 and runs the only Level I trauma center in northern Arizona. W.L. Gore and Associates employs roughly 1,950 locally. Add Flagstaff Unified School District, Coconino County, the City of Flagstaff, Coconino Community College, the hotels along Route 66, the clinics and professional suites scattered across town, and the Nestle Purina PetCare plant out at Bellemont, and the commercial work here is real rather than aspirational.
We work around your hours rather than through them. Most commercial customers have us in before opening or after closing, so a customer never walks into a vacuum cord and a member of staff never has to work around us. Early-morning, evening and weekend schedules are all normal.
Every commercial customer starts with a free walk-through. We look at the space, the traffic, the floor types, the entry situation in winter and the hours, and then you get a written scope of work: what happens nightly, what happens weekly, what happens monthly. From there it does not drift, because the scope is a document rather than an understanding.
Office Cleaning
An office is judged by the people who work in it every day and by the clients who come through the door a few times a month, and those two audiences notice different things. Staff notice the break room and the restrooms. Visitors notice the entry, the glass and the conference room.
In Flagstaff the entry is both. From November into April, an office lobby takes the same salt, cinders and snowmelt a house does, only from fifty pairs of boots instead of four, and a lobby floor that nobody is scoping for that will look tired by January. We cover workstations, break rooms, reception and lobby, conference rooms, restrooms and common areas, and we schedule after hours by default so the place is right when your team walks in the next morning.
- Desk and workstation sanitizing
- Break room and kitchen cleaning
- Reception, entry and lobby upkeep, with winter matting and grit in scope
- Conference room cleaning and chair wiping
- Interior glass, partitions and entry doors
- Restroom cleaning, sanitizing and restocking
Janitorial Services
Janitorial service is the recurring, contracted form of commercial cleaning: a fixed scope on a fixed schedule with someone accountable for it. That is what most property managers and multi-tenant buildings are actually shopping for when they call a cleaning company.
We build the scope during the free walk-through -- nightly, weekly, monthly -- and then hold to it. Restroom sanitation and restocking, floor care, trash and recycling handling, entryway and common-area upkeep, and consumable supply management are the usual backbone. High-traffic buildings can add day porter coverage so lobbies and restrooms stay presentable through business hours instead of only overnight, which in a snow market is worth more between December and March than it is in July.
- Restroom deep cleaning, sanitation and supply restocking
- Floor care: vacuuming, mopping, hard-floor maintenance
- Trash removal and recycling handling
- Entryway, lobby and common-area upkeep
- Consumable supply management
- Day porter coverage for high-traffic buildings and winter entryways
Property Managers, HOAs, Hospitality and Clinics
The commercial work in this market does not look like a downtown office district, and pretending otherwise is how you quote the wrong job.
What it actually looks like: property management companies with portfolios of rentals and second homes across the city and the satellites; homeowner associations and condo associations with common areas, corridors and clubhouses; hotels and lodging along Route 66 and near the interchange, where housekeeping demand is seasonal and lumpy; medical, dental and specialist clinics; professional suites; and retail floors downtown and on the east side.
All of those share one problem: many properties, many cleaners, and no single standard across them. One company working one written scope across the buildings and units we cover is the entire argument for consolidating. We can also mix commercial and residential scopes for the same account -- a property manager who needs the office cleaned weekly and eleven rentals turned on a calendar is one customer to us, not two. We are a cleaning vendor, not a property manager, and we are not looking to become one.
- Property management portfolios: office plus units under one contact
- HOA and condo association common areas, corridors and clubhouses
- Hotels and lodging with seasonal housekeeping demand
- Medical, dental and specialist clinics
- Professional suites and multi-tenant buildings
- Retail floors cleaned before opening
