Two of this market's rental clusters sit well outside the city and behave nothing like it.
Williams has 836 active listings in a town of about 3,200, and ZIP 86046 runs a 24 percent housing vacancy rate. Those guests came for the Grand Canyon Railway, Bearizona and Route 66, they often arrive on a train or straight off I-40 Exit 165, and they are frequently in and out inside two nights. Volume, tight windows, and a downtown six blocks long.
Munds Park is the other extreme: 313 listings against about 1,096 residents, the highest average nightly rate anywhere in this market, and a median resident age of 56. These are cabins in the pines at an interstate exit, most of them second homes belonging to somebody 126 miles south in Phoenix. Half the work here is not turnover at all -- it is opening a cabin for the season, closing it at the end, and checking on it in between. A cabin shut since October needs a different visit than a house that had guests in it on Tuesday, and we scope it that way instead of quoting a standard turn.
Both towns are on routes we run: Williams about 35 miles west on I-40, roughly a 35-minute drive, and Munds Park about 15 miles south on I-17 with Kachina Village and Mountainaire on the way.
