Padre Island is a neighborhood of Corpus Christi rather than a separate city -- North Padre Island sits inside the city limits and mails as Corpus Christi, TX 78418 -- and it is the city's second short-term rental zone. The Corpus Christi rental market carries roughly 3,020 active listings, and a large share of the rentable stock is concentrated here: Gulf-front condominium towers and canal homes with direct water access, most of it multi-family, because short-term rentals are not permitted in single-family zoning districts inside the Padre and Mustang Island area development plan.

Being inside the city limits is the practical advantage of hosting here, and it is ours too. The Island is about 15 to 20 minutes from mid-city over the JFK Causeway: no ferry, no hour of driving, and close enough that a same-day or next-day request is often realistic when a guest cancels or a turn gets moved.

The cleaning problem is coastal and specific. A condominium with a wall of glass facing the Gulf shows salt film before anything else in the unit does, and it is the first thing a guest photographs. Sand comes in from the beach side, and on a canal home it comes in off the boat and the dock as well, working into carpet fiber, grout, and sliding-door tracks. Humidity comes off the water on both sides of the Island, so bathroom grout, laundry closets, and any room that stays shut need real time rather than a wipe.

Every turnover runs the same fixed sequence and ends the same way: beds, bathrooms, kitchen, floors and sand, restock, stage, photograph. The photos go to you before your guest arrives, along with anything broken or missing.
