In these mountains, cabin turnover is not a side service -- it is the main event. Thousands of short-term rentals sit across Fannin, Gilmer and Union counties, along Aska Road and the Toccoa River, around Lake Blue Ridge and Lake Nottely, up Fightingtown Creek and out through the Mineral Bluff corridor. Almost every one of them is an entire home rather than a room, three bedrooms is the most common size, better than half sleep eight or more, and the average cabin sleeps six or seven -- usually a group driving up from Atlanta for a long weekend.

Checkout and check-in are a few hours apart, and everything that decides your next review happens in that gap. So the turn runs in the same order every single time: strip and remake every bed including the bunk room, bathrooms, kitchen and dishes, hot tub surround and hearth, floors, decks and porches, restock, stage, photograph, out.
The fixed order is the point. A cabin cleaned as the fourth turn of a busy Sunday in October should look identical to the one cleaned first that morning, and the only way to guarantee that is a written checklist that does not get shortened when the day runs long. Sixty inches of rain a year under a hardwood canopy puts mud, wet leaves and pollen on every one of those surfaces between guests. We treat them as part of the turn, not as an extra.

The October Calendar
This is a fall market, and that is the single most important scheduling fact about it. October is the strongest month of the year, November and December are right behind it, and the turns land back to back on Sundays and Fridays through the whole leaf season and straight into the holidays. Down in Ellijay the Georgia Apple Festival lands mid-October, which is the same weekend the cabins are fullest.
January, February and April are the quiet months -- February most of all -- and that is not a gap to apologize for, it is when a cabin should get its deep clean and its shoulder-season reset. We plan the fall in advance instead of improvising it, and we tell owners in the summer which October weekends we can hold. Supply in this market has grown fast while revenue has stayed flat, so hosts here are looking hard at every cost line. The honest answer about capacity is worth more to you than an optimistic one.
