McCaysville is Fannin County's second-largest city, about 1,149 people, nine miles north of Blue Ridge on GA-5 and GA-60. It is a working river town rather than a resort one -- incorporated in 1920, entirely rural by census definition, with a median age of 43.9 that runs almost a decade younger than the county as a whole. That gives this end of the market a demand shape the anchor city does not have: real households on real streets, plus a downtown with storefronts in it.

The town is also half of a twin city. Copperhill, Tennessee sits directly across the water, the state line runs diagonally through downtown and is painted on the sidewalk as the Blue Line, and the area code changes from 706 to 423 as you cross it. The Toccoa River becomes the Ocoee at that same line. Copper mining ran in this basin from the 1840s until 1987, and the forest that came back afterward is what visitors see today. The businesses along that street clean to a visitor standard on a schedule that is set by a train, and after-hours or early-morning work is usually the only way that fits.

On the cabin side, Fightingtown Creek is the corridor here -- the property managers who work these mountains maintain dedicated pages for it, which tells you where the inventory sits. Ocoee River whitewater, the 1996 Summer Olympics venue, is immediately upstream on the Tennessee side, so a good share of the guests turning over these cabins arrive wet and leave gear on the porch. Epworth, five or six miles south on GA-5 with its own ZIP, is on the same run for us.
