The rental stock here earns more per property than anywhere else on the Strand and stays occupied more of the year, and it is house-heavy rather than condo-heavy. In practice that means fewer, larger turnovers with higher expectations attached -- guests paying inlet prices notice the details, and so do the owners. Alongside that sits a solid year-round residential base in the golf and waterway communities, which is steady recurring work rather than seasonal.

We are about 25 minutes down from Myrtle Beach. Worth saying plainly: this is Georgetown County, not Horry, with its own set of local companies and its own pace, and we treat it as its own market rather than as the last stop on a Myrtle Beach route.
