Deep Cleaning Services
The reset an Ozark house or a resort unit needs -- tracks, vents, grout, entries and stair treads, not just the middle of the room.

Sometimes a property needs more than maintenance. Kiwi Deep Cleaning is a one-time, top-to-bottom service for homes and rental units that need the baseline moved rather than held: inside ovens and refrigerators, behind and under furniture, grout scrubbed rather than mopped over, ceiling fan blades, light fixtures, cabinet interiors, baseboards, and every window track and vent cover in the place.
In this market the deep clean has two specific enemies. The first is water and what it carries. Branson takes better than four feet of rain a year plus a few inches of snow, and on limestone hillsides that becomes mud on entries, stair treads and thresholds -- then spring pollen on top of it, then a summer of pool water and grass tracked in on eight pairs of feet. The reservoirs are the places a weekly clean does not reach: carpet edges in an entry, the grout in a high-traffic hall, the track of a slider that opens onto a balcony.
The second is occupancy. A rental unit that has run back-to-back turns since June has not had a single day where anyone could pull the stove out. A second home that sat closed through a humid Ozark summer has the opposite problem. Both need the same thing, and both usually need it at the same time of year.
Deep Cleaning vs. Regular Cleaning
Regular cleaning keeps a property from sliding backwards: surfaces wiped, floors vacuumed and mopped, bathrooms and kitchen kept sanitary. It is maintenance, and it is scoped accordingly.
Deep cleaning moves the baseline. We pull the stove out and clean the wall behind it. We take the covers off vents rather than dusting around them. We scrub grout instead of mopping over it. We break down blinds slat by slat and clear window and slider tracks with a brush rather than a cloth. It takes several times longer than a maintenance visit, which is exactly why it is not something you need every month.
Deep Cleaning in the January and February Slowdown
Branson has an unusual clock and it produces one very obvious opportunity. The peaks are June, December and August -- a summer season plus a genuine Christmas season -- and the trough is January and February, when the big park on the Indian Point peninsula is closed for most of two months and occupancy falls to its lowest point of the year.
For a rental owner that is the only window in the calendar where a unit can go offline for a day without costing a booking. It is when the mattress protectors get looked at, the grout gets scrubbed, the vents come off, the stove comes out and the balcony slider track gets cleared of a season of grit. Owners who use that window spend the rest of the year running turns on a unit that starts from a clean baseline instead of one that has been drifting since spring.
For a household it is the same logic from the other direction: the holidays are over, the house has just absorbed a month of visitors, and nothing is scheduled. It is the best deep-clean week of the year and the easiest one to book.
Opening a Second Home for the Season
A house that has been closed since October is a different job from a house in daily use. Humidity has had a run at it through the shoulder seasons, dust has come in through vents and door seals whether or not anybody opened a door, water has sat in traps, and whatever was left in the pantry has had months to become somebody's discovery.
We open second homes around Table Rock Lake and Lake Taneycomo before owners arrive: full deep clean, appliance interiors, cabinets and closets wiped out, bathrooms brought back, floors last, and a plain written account of anything we found that cleaning does not fix. Give us the arrival date and we will work back from it.
